  • Reports all incoming rental revenue and outgoing expenses monthly, calculating actual net operating income.
  • Distributes rent proceeds via EFT on the 15th of the same month, after the previous calendar month's expenses have been paid (allow 2–3 business days for financial-institution EFT transfer).
  • Monthly financial report with detailed P&L.
  • Coordinates payment of all operating expenses: NB Power, water & sewer, garbage, snow removal, lawn care, pest control, and more.
  • Late fees are enforced.

Will you use my photos and description, or create your own?
Our team handles everything. We take professional photos, produce a YouTube video walkthrough of the unit, and write the full listing description in-house.
Do you handle viewings?
Yes. Our Leasing Manager runs all viewings and works directly with prospective tenants to accommodate their schedules — including evenings and weekends when needed.
What does your tenant screening process involve?
Once a prospective tenant decides to proceed, they complete a detailed application. We review credit score, rental history, and employment, and may request proof of income or savings. Applications involving pets or children are assessed under their own criteria. Before move-in, approved tenants must obtain renters insurance and transfer the NB Power account into their name.
Will I have final approval of the tenant before a lease is signed?
Yes, upon request. We retain all documents the applicant submits and can share the full file with you before approval and lease signing. Most of our owners prefer to stay hands-off and delegate this decision to us — but the choice is always yours.
How do online inquiries typically convert into signed leases?
Here’s how the funnel usually breaks down:

Most inquiries don’t go anywhere — and that’s by design. The funnel filters out unserious prospects so only qualified applicants move through the process.

Can I use my own custom lease?
We use the standard New Brunswick residential lease, as the Residential Tenancies Tribunal does not recognize terms outside of it. For additional rules, our lawyer has drafted supplementary addendums, which we do our best to enforce. Note that if a tenant disputes an addendum, the final decision rests with the Tribunal.

Yes — we handle the key handoff on move-in day.
Do you complete a move-in inspection and checklist?
Yes. A move-in inspection is a standard part of our process, using our own checklist, and we share the completed report with you.
I’m in — what are the next steps?
Here’s what happens next:
  1. Client agreement — We send our management agreement via BoxSign for you to review and sign digitally.
  2. System onboarding (Buildium) — Once signed, we set you and your property up in Buildium — you get a login invite with 24/7 access to statements, reports, and updates.
  3. Onboarding intake form — A short form to capture key details about your property, expectations, and preferences so we’re aligned from day one.
  4. Listing preparation — Our Leasing Manager, Caroline, schedules a visit for professional photos and video, then gets the listing live quickly to begin scheduling viewings.
  5. Market feedback & pricing strategy — If the listing runs a few weeks without strong interest, we share engagement data and data-driven feedback, including whether a price adjustment is advisable.
  6. Tenant screening & placement — As applications come in, we run full screening (credit, income, references) and present a qualified tenant we’re confident will be a strong fit and pay reliably.

We’ll guide you through every step and keep the process smooth and transparent. Our goal: get your unit rented quickly — and properly.

Standalone tenant placement & leasing
Do you offer a standalone leasing service, without ongoing property management?
Yes. We offer tenant placement as a standalone service — no ongoing management contract required. The fee is one month’s rent plus HST. If you provide the tenant lead yourself, we apply a $100 discount to that fee.
Is it a flat fee, regardless of how long placement takes or how many applicants you screen?
Yes. The fee is flat no matter how long the search takes or how many applicants we screen and show the unit to. We work until a qualified tenant is placed.
How are the security deposit and first month’s rent handled?
We collect both the security deposit and first month’s rent from the tenant. Our service fee plus HST is deducted from the first month’s rent, and the balance is remitted to you. Note the HST is payable on top of the one month’s rent fee.
